the right property for you at the right budget can be a lengthy
process; especially if you are neither in France nor fluent in French.
This is where at your service HOME comes in.
With the help of a detailed questionnaire and personal contact we determine together exactly what you are looking for, not only in terms of the property itself but in terms of financing, return on your investment and timing. We then contact estate agencies, notaries and private property owners in search of your new home.

We
will explain the entire process to you and keep you
apprised of our progress on a regular basis. We narrow
down the selection by pre-visiting the properties and
sending you photographs along with accurate details
of each selection by email. You only visit the properties
that meet your criteria.

When
you do come over to France, the appointments will have
been made for you and you will be accompanied to each
visit if you wish. We serve as both translator and guide
and can even arrange your travel plans.
Once you have found the property that best suits you
, we negotiate the purchase price on your behalf. A
“compromis de vente” is first drawn up, then once the
sale has been authenticated the “acte de vente” is signed,
sealing the deal. If you request it, we can provide
an oral translation of both documents. A capable and
often English-speaking notary is hired to protect your
interests as well as attest to the validity of the contract.

Should you need financing for your purchase, a mortgage
broker well-versed in foreign acquisitions is available
for all your French banking needs.
Once your property purchased, we can place you in the
caring hands of our architectural and design teams to
renovate and decorate your home. Whilst you may choose
to reside permanently in your new home, at your service
HOME is available to manage your property as a holiday
rental.
Fee

To
assist you throughout the entire purchase process we
charge a percentage fee based on the purchase price
of the property. This fee is agreed on in writing prior
to commencing any research. A retainer fee of 750 Euros
is requested initially to cover some of the preliminary
search costs. This amount will be credited towards your
final invoice. Our fees are subject to 19.6% VAT/sales
tax. |

Our fees include the following services:
- General information and advice regarding location/neighborhood,
rules and regulations, and “the way it’s done in France”.
- Contacting all property sources, i.e. estate agents, notaries, private
owners, etc.
- Reporting back to you regularly
- Sending you photographs and details by e-mail
- Pre-selecting properties to visit
- Scheduling appointments for visits
- One 2-day guided visit to properties
- Price and contract negotiations
- Putting you in touch with mortgage brokers and notaries
- Accompanying you to the signing of all documents
